Sonterra West HOA and MUD Problems

You know what I am just a resident in our lovely Sonterra West Estates here in Jarrell, Texas, but from one resident to another I sure am hoping to get some feed back on the latest development here in Sonterra. No that is not the new building going on, its the DISSOLVEMENT of our HOA. That the HOA Board and its responsibilities have been absorbed into Sonterra Mud. WOW!

**** IMPORTANT ****
The Sonterra HOA Operating Board duties have been absorbed by the Sonterra MUD.

I have also found from researching just a bit that Sontarra Mud also has a Levied Tax that went to .85cents per $100 this year. (had to call tax office to confirm amount.) So when you get your taxes, check out M34 it is Sonterra Mud Levied Tax.There isn't a cap in place on this levied tax either. I was also told by my source that in most cases persons who reside in a MUD district will see a decrease in the Levied tax when the Mud service gets established.

So let me help you out here so there some understanding just in case you are confused.
My house is now appraised at $82,827.00(I Lost almost $10,000. in value in 2011.)
My M34 Taxes are $704.03
70403. / 82827. = 0.85
So in 5 years we have increased .20 per $100.
When does it stop and how long do we have to pay to establish Sonterra Mud?


You can go into your tax history at the following web site. You can also look at your current statement for 2011 if you haven't received your current tax bill.

I contacted Sonterra Mud reperentive
at our CONTRACTED Utility company (Crossroads Utilities ). Here are few questions I asked and that were answered. 

? Can the Park and Recreation fee be increased? 
           A: YES

? This is our HOA Fee doesn’t it have to go through a vote or put to the board?
A: It is now a utility service fee no vote is necessary.

? What happens to the by laws and the duties of the HOA
A: They are up held by the general manager for Sonterra Mud

? Doesn't this mean with no dues there isn't an HOA anymore?
A: Well a small portion of the P&R goes to maintain the HOA.

HUMM… WHAT HOA
SEE WHAT HAPPENS WHEN YOU DON’T PAY.

So you say lets take it to the Board Meeting…I'm with you…Oh wait I forgot to tell you
It's now the Sonterra Mud Board Meetings we attend.
They are on the 3rd Thursday of the Month at…....are you ready 10:30 AM.
